First Time Buyer Programs

My first time buyer programs include MHP, Soft Second, Massachusetts Housing Partnership, MHFA, Mass Housing, Massachusetts Housing Finance Agency, Acorn, Community Commitment, Blended Loans, and many others. Some programs have income, purchase price, and location restrictions. * Please speak with me for the particulars on any or all of the programs.

FHA / VA

The FHA and VA mortgage loans are very attractive for a number of reasons. For FHA, if you use a grant, gift, or downpayment assistance, 100% financing is available.* Normally, the borrower puts down 3% on this program. VA is 0 down, 100% financing for qualified Veterans. * Both programs offer flexible credit guidelines, and offer fixed rates. On FHA, the PMI is a lower cost monthly because some of it is financed into the loan. On VA, there is what is called a VA funding fee that covers PMI. I use Ameridream, and Nehemiah grant programs in conjunction with these programs. Please speak with me for particulars.

Doctor Loan

The Doctor loan offers 0 downpayment, 100 % financing, with no PMI up to $1,000,000. Bank relationship and credit score are important on this program. *
